Pet deposits explained, and how to negotiate them

Many owners ask for an extra deposit from tenants with pets.

Common arrangements

• Extra deposit of THB 3,000–10,000, refunded if there is no damage
• Monthly pet fee of THB 300–1,000, not refunded
• Move-out cleaning charged at cost or as a flat fee

Negotiating politely

1. Share your pet's vaccination and neutering records
2. Offer a longer lease, such as 18–24 months
3. Photograph and film the unit on move-in day and share the files
4. Agree in writing which damages can be deducted
